LOCATION

Along the northwestern shore of Lake Livingston in northern San Jacinto County - 27 miles from Huntsville and Livingston and 90 miles north of Houston, Texas.

Approximately 8,000 acres.

MAIN ENTRANCE

About half way between Livingston and Huntsville on US Highway 190 East.  North 6 miles on Waterwood Parkway.

ESTABLISHED

Waterwood was established in 1972 to offer a special kind of life for people who share an appreciation of both country leisure and recreational conveniences.  Waterwood National Country Club was opened in October, 1974.

Single entrance to the Resort, golf course and waterfront residences. Patrolled by local security force.

  • Nine person Board of Directors (all are owners). The WIA Board meets on the third Monday of each month.
  • WIA is in excellent financial condition including reserves for future capital improvements (roads and utilities) for undeveloped lots.  WIA is responsible for all developed units in Waterwood.

    • A five person Board of Directors which meets on the third Tuesday of each month.  MUD operates and manages the potable water and waste water treatment systems and the local fire department.  MUD is in good financial condition.
    ROADS AND DRAINAGE

    All roads in the developed areas of Waterwood are paved, public streets.  They are maintained by San Jacinto County and WIA.  The storm drainage from the roadways is maintained by MUD.

    ANNUAL FEES

    WIA maintenance fee is $345.00 per lot, per year.

    AMENITIES
    • 18 hole Waterwood National golf course (Pete Dye and Assoc.-architects). 6,872 Yards - Par 71 - 73.7 Slope. Ranked the second toughest course in Texas. Was a PGA Finals Qualifying site. First class Pro Shop and a multi-purpose practice area which was designed by Dr. Gary Wiren, then Director of Education for the PGA. 
    • Multi-Story clubhouse with several dining rooms, snack bar and a large conference center with multiple meeting rooms.
    • Swimming pools and tennis courts.
    • 84 rooms (36 next to the club house).
    • Basketball and shuffleboard courts.
    • Marina with concrete boat launch ramp and paved parking lot. Convenience store with gasoline pumps and in-water covered storage.
    • RV Park with water and electrical hook-ups.
    • Pools Creek Park has a small man-made lake with a swimming pool and is near the Waterwood Lodges - peaceful atmosphere for families to relax while the children play.

    Country Club and other amenities are closed until further notice. Golf Course is open to residents and their guests only.

    • Underground utilities in all WIA residential areas.
    • Cablevision of Walker County provides local cable service.
    • Windstream provides local telephone service.
    • Sam Houston Electric Cooperative (SHECO) provides electric service ($0.08/KWH).
    • No natural gas is available.

    ESTIMATED PROPERTY TAXES

    On a residence with a $100,000 appraised value, about $2,670 - including Homestead Exemption for San Jacinto County, Coldspring School District and Waterwood MUD taxes.

    HOUSING COSTS

    $70 and up, per sq. ft. built on your homesite. Lots available range from wooded to golf course to lake front. About $1,800 in pre-construction, capital improvement and utility connection fees per lot.

     

    LAKE LIVINGSTON

    The largest lake within 100 miles of Houston (45 miles long, 2-5 miles wide).  A good lake for fishing (bass, catfish, stripers and crappie), skiing and water sports of all types.

    Huntsville Memorial Hospital (150 beds) with a 24-hour emergency room is 27 miles away. Waterwood has a full-time staffed (EMT trained) ambulance service with a heart monitor/defibrillator on board.

    SAFETY & SECURITY
    • Volunteer Fire Department with a Class A - Emergency One Pumper truck and a 1998 E-1 Mini-pumper.
    • All lots in developed areas are within 800 feet of a fire hydrant.
    • Local security force on duty full time, 20-24 hours daily.
