Palmer Real Estate founder Phil and his wife, Phyllis, have six children and twelve grandchildren between them. Phil came to Waterwood in 1972 and was active in the surveying and engineering aspects of Waterwood.  He established his management and real estate businesses in Waterwood in 1982. They are both members of the Coldspring United Methodist Church and the Chamber of Commerce.  Phil is also a CASA volunteer and a member of the Huntsville Rotary Club while Phyllis is owner of Transformations by Phyllis and a member of the Waterwood Women’s League. Anita was born in Huntsville, Texas and grew up in Pasadena.  She moved to the Waterwood area in 1984 to raise her family and be close to her parents.  She began work at Palmer Real Estate in 1989 as a receptionist and has since worked into the position of office manager.  Since that time she has become very well versed in working with the variety of people that help make Waterwood what it is.  Anita knows almost everyone in Waterwood and is very knowledgeable of the area.  Those in the area know her as a kind person that can help them solve most of the small problems that arise in an area that is secluded.  If you would like to make an appointment to come out and look at some of what we have to offer just give us a call and Anita would be more than happy to help you!  Anita believes, “Waterwood is a great place to raise a family or to just get away for a weekend.”



Broker/Owner Kevin Cook was raised in the Ozark mountains of south west Missouri.  Upon graduating from high school he enlisted in the United States Army and was a paratrooper with the 82nd airborne division at Ft. Bragg, North Carolina.  After leaving the service he met and married his wife, Melanie, in Little Rock, Arkansas and started traveling around the country as a welder building water towers.  When his children were born, Kevin and his wife decided to stop traveling and settle down in Texas.  Kevin took a job with Terminix and was moved to Huntsville, TX in 1995 where he was branch manager for three years.  He opened his own mortgage business in Huntsville, which he operated from town for almost 2 years before coming to Palmer Real Estate.  As broker, Kevin continues to oversee the operations of Palmer Real Estate but is now back in the field that brought him to Texas over 25 years ago and is employed by Matrix Service as a Project Manager.  Click on the picture to send e-mail to Kevin.


Melanie Cook was raised in Little Rock, Arkansas.  After graduating from The University of Arkansas at Little Rock, she moved to northwest Arkansas to work with deaf children in public schools as an interpreter.  Shortly after her move from Little Rock, in November 1986, she married Kevin, the man she had sold a clock to while working at Wal-Mart.  They traveled all over the United States, Mexico, and Canada for 6 years before their children were born.  At that time, they decided to stop traveling and settle down in east Texas.  Once their children started school, Melanie started interpreting for the deaf again and obtained her Level II certification from the Texas Commission for the Deaf.  Melanie worked as a full-time interpreter for the deaf in multiple settings since 1996 but until October 2013 had worked with incarcerated deaf men in a substance abuse program for 15 years.  Melanie left her career as interpreter and is now co-owner with Kevin and full-time agent of Palmer Real Estate, which she loves. Click on the picture to send e-mail to Melanie.


Greg Cagle, a native Texan was born in Houston and has lived in East Texas all his life. "Going to work for the Dept. of Criminal Justice right out of High School has kept me busy over the last 20 plus years as a Correctional Officer here in Huntsville, not only inside security but also outside where I drive a chain bus. I recently started working in Real Estate, 'cutting my teeth' so to speak, selling land and now I am selling houses as well. I enjoy living in the Huntsville area and have worked hard to make this my home. I have made a lot of friends here throughout my life and I am hoping to make some more. She has been involved in the Houston community since 1986 and began working in the public sector in 1991. Perla is a fully bilingual Spanish and English speaker, who is dedicated, detail oriented, and fully committed to her clients. She has been involved in real estate and investment properties since 1994 and is well versed in both metropolitan and suburban markets with an interest in the land and ranch market. Perla is environmentally conscious and has a special interest in preserving the earth for future generations. She became a part of the Waterwood community in the early 1990’s to expose her children to nature and the outdoors just as she was by her father as a child in Argentina.
